Honoring Philippa Nye: Long-time Homestead Ally and the Name Behind ‘Nest’

As we begin construction of our development at 6109 Phinney Ave N., Homestead is recognizing Philippa Nye, a key partner and support in our history, by naming the project Nest. Nest is an English translation of the word Nye.


Securing the first home for Homestead Community Land trust, was a challenge until Sheldon Cooper, Homestead’s first executive director, encountered Philippa Nye, a local housing developer and community advocate.


Nye, who worked as a consultant for Homestead and the Senior Housing Developer for the Delridge Neighborhood Development Association (DNDA), facilitated a partnership between DNDA and Homestead during the Delridge Library/Vivian McLean Place Apartments Project in 2001. This partnership led to the donation of a single-family home to Homestead, marking its first property acquisition.


Reflecting on the partnership, Cooper said, "That little project, while it was just one home, was a great learning opportunity. Philippa was a coach and mentor for me through that whole process and really helped get that project across the finish line." Since then, Homestead has added over 240 homes to its trust, assisting more than 300 families in purchasing their first home.


Nye’s involvement extended beyond this initial project. She continued to contribute to Homestead's growth by volunteering and serving on the board. Cooper praised her extensive experience and dedication, noting, "She shared a lot of her wisdom and knowledge, which was a huge gift."


The new development, The Nest, will feature 19 affordable homes and 11 market-rate homes, including two live-work units, designed by Homestead Community Land Trust with Edge Community Builders and Side x Side Architects. This project will create homeownership opportunities for income-qualified households earning less than 80 percent of the Area Median Income, benefiting essential community workers like teachers, nurses, and food service staff.

Philippa Nye expressed her appreciation for the recognition, saying, "It’s very meaningful. I get to be behind the scenes a lot, and it’s nice to have that recognition as someone who's just kind of in the trenches. People don’t usually recognize us, so I appreciate that a lot."

The Nest, therefore, stands as a testament to Nye's enduring impact on Seattle's housing landscape and her quiet yet substantial support of the city’s civic infrastructure.
